Overcoming Hidden Water Damage and Enhancing Functionality

Project Overview:

This case study details a complete bathroom remodel that began with the intention of replacing a shower after the ceiling collapsed. The project quickly turned into a more extensive overhaul after the discovery of significant, hidden water damage. The customer knew there was some water-damaged wood under the shower pan, but the extent of the damage wasn’t fully realized until the demolition began. Once the old tile shower and flooring were removed, it became clear that the water damage had been ongoing for longer than anyone had anticipated and was more extensive than initially thought. This required us to go beyond cosmetic updates and address major plumbing and structural issues.

Our team took immediate action to resolve the issues, upgrading the plumbing and incorporating cutting-edge waterproofing technology from Schluter to prevent future problems.

The Challenge:

Initially, the customer wanted to replace the leaking tile shower that had collapsed the ceiling below, unaware of the full extent of hidden damage. Upon beginning the demolition, we uncovered a number of serious issues related to water and drain leaks and the shower pan leak, including a leaking shower valve, which were causing extensive wood rot and weakening the bathroom structure. The area under the shower was especially compromised resulting in the ceiling collapse, and it became apparent that water had been infiltrating the floor and walls for quite some time, affecting the plumbing and potentially spreading mold.

The project scope quickly expanded to include the replacement of the all damaged plumbing, including all pipes leading to and from the shower, as well as the installation of a new shower valve. In order to increase the footprint of the shower, the toilet was relocated to another part of the bathroom where an unused closet area was opened to add the toilet riser. In addition, we needed to install new venting for this toilet, and ensure the entire bathroom was watertight. The goal shifted from simply replacing a shower to restoring the entire bathroom to its original integrity, while also enhancing its functionality and aesthetics.

Our Solution: Comprehensive Bathroom Remodel

1. Structural Restoration: Addressing Water Damage

The first step in the remodel was addressing the water-damaged wood. Once the shower and flooring were removed, we carefully inspected the subfloor and surrounding framing. The water damage was more extensive than anticipated, affecting not only the wood under the shower but also the adjacent walls, floor joists and seal.

Our team replaced the damaged wood and ensured that the bathroom structure was sound before moving forward. This restoration was critical to preventing further issues down the line, especially when considering the amount of moisture and water exposure that occurs in a bathroom.

2. Plumbing Upgrades: Fixing Leaks and Replacing the Shower Valve

Given the severity of the water damage, it was clear that multiple leaks in the plumbing had been contributing to the problem. The old tiled shower pan was compromised, and several pipes had been slowly leaking over time, leading to the rot. The heavy cast iron drain lines for the shower and toilet had been surrounded by rotten wood and essentially unsupported, dangling on one metal strap. We made a complete overhaul of the shower’s plumbing system, and removed the old cast iron drain lines and galvanized water lines in the bathroom group, and roughed in new PVC drains and PEX water lines before enclosing the walls.

Our licensed plumbers worked to ensure that all the leaky pipes were removed and new PVC drains and PEX water lines were in place. We then installed a brand-new Delta Traditional 2-Handle Monitor 14 Series Valve with 3-Setting Integrated Diverter in Brushed Nickel for optimal water flow and convenience, sine we installed a new corner shower bench. The shower pan and walls were custom built with a high-quality, durable Schluter waterproofing system that would prevent future leaks, ensuring a watertight environment that would stand the test of time.

We also added new venting to the bathroom for the new toilet riser, now on the other side of the room. A brand new ceiling exhaust fan with light combo with a high CFM was also added to reduce moisture buildup in the future, which is critical for maintaining a healthy bathroom environment.

3. Schluter Waterproofing System: Ensuring Long-Lasting Protection

One of the key elements of this remodel was the installation of the Schluter waterproofing system. We use this advanced system in all of our custom tile installations (especially in tile showers, tile floors, and tiled bathtub surrounds) to ensure that water doesn’t penetrate behind the walls and cause damage over time. The Schluter system is a high-quality membrane and drainage solution that guarantees a completely watertight installation before your tile installation. This system is especially valuable in areas like showers where moisture levels are high, ensuring the bathroom remains dry and safe.

The Schluter waterproofing system, combined with our expert tile installation, means the customer’s new shower will be well-protected against leaks and water damage for many years to come.

4. Custom Tiled Walk-In Shower: A Beautiful, Functional Design

With the plumbing and structural issues resolved, it was time to focus on the bathroom’s design. The customer wanted a custom, walk-in shower with more room, and we were thrilled to bring that vision to life. We worked closely with the client to select tiles and other features that complemented their style and aesthetic preferences.

The result was a stunning, custom tiled walk-in shower featuring high-end ceramic tiles, sleek modern finishes, and a beautifully designed shower niche for added functionality. The custom tile layout not only enhances the overall look of the bathroom but also maximizes space and creates a comfortable, luxurious environment.

We paid special attention to the layout, making sure the tiles were properly aligned and that grout lines were crisp and consistent. The upgrades to the plumbing, including the replacement of the shower valve with a new three way diverter, hand held shower head and shower bench (also helpful for aging in place!), along with the new drain venting system, ensured that the bathroom would function properly for years to come, free from the issues caused by water damage.
